Westmont Living Construction is a rapidly growing company specializing in Healthcare commercial projects, with a focus on Senior Living. We have an amazing opportunity to hire a full time Project Manager locally for Sacramento, CA and will require travel.
Provides oversight for all phases of one or more construction projects, including overall project planning and scheduling, resource allocation, project accounting, and control, while providing technical direction and ensuring compliance with quality standards. The construction project manager ensures time and quality management, oversees contract administration, drives the entitlement process, ensures proper safety management and promotes Westmont Living’s Service Promise and Service Standards and performs related work as assigned.
ESSENTIAL DUTIES AND RESPONSIBILITIES:

In collaboration with the project’s Superintendent, develops a cost-effective plan and schedule for completion of the project following a logical pattern for utilization of resources and oversees the project from start to finish.
Optimizes utilization of resources (e.g. labor, materials and equipment) and ensures procurement within the most cost-effective terms.
Prepares contracts and negotiates revisions, changes and additions to contractual agreements.
Works with the Superintendent to ensure that construction activities move according to the predetermined schedule and budget.
Devises the project work plans and makes revisions as and when need arises.
Coordinates the efforts of all parties involved in the project.
Ensures proper administration of all construction contracts and obtains all necessary permits and licenses.
Acquiring/review Due Diligence project files and materials. Maintain tracking of due diligence materials. Generate summary of findings.
Request and review various project related proposals (Soils, Environmental, Structural, Planning, Civil, Landscape, and Electrical)
Coordinate plan submittals, disbursement of plan review redlines/comments, secure plan approval, process Approvals to Constructs (water, sewer, & reuse), and processing of Notice of Intent.
Oversees performance of all contractors and reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed.
Inspects and reviews projects to monitor compliance with building and safety codes and other regulations.
Provides reports on project progress and any necessary modifications of plans.
Communicates effectively with the contractors responsible for completing various phases of the project.
Monitors the progress of the construction activities on a regular basis and hold regular status meetings with all the sub-teams.
Maintains strict adherence to the budgetary guidelines, quality and safety standards.
Periodically inspects construction sites.
Ensures project documents are complete and accurate.
Attends night municipal and neighborhood meetings as necessary.
Performs general administrative duties including preparing and following up on correspondence, check requests, legal documents, various agreements, memos and other similar documents; processing project related mailings and/or various project notifications.
Prepares and maintain files and/or project binders of project information.
Promotes job site safety, encourages and ensures safe work practices of all team members and sub-contractors and rectifies job site hazards immediately.
Maintains positive relationships with sub- contractors, vendors, suppliers, team members and other encountered during the course of work.
Meets Westmont Living’s Service Standards of Safety, Friendliness, Setting and Efficiency.
Performs other related duties as assigned.
Bachelor’s degree focused in project management, business, construction management or related area.
Five (5) years of construction project supervision.
A combination of education and experience may be considered.
A valid California Class C driver’s license, which must be maintained throughout employment in this class, is required at time of appointment, or the ability to arrange necessary and timely transportation for frequent field travel throughout the day.
